Emerald Isle Investment Partners, LLC is a "boutiquish investment banking" firm located in Oakbrook Terrace, Illinois. Emerald provides intermediary and consulting services to real estate developers and owners looking to finance their respective deals, projects, and properties. 

Thus far in 2007, Emerald has assisted in helping to locate and procure over $150,000,000 in real estate financing and projects for its clients.  The professionals with Emerald utilize a vast network of funding sources, both public and private, to successfully attain the financing goals of its client base.  Recent deals that have closed have ranged from $200,000 all the way up to $75,000,000.

Emerald has experience in all asset classes, but is currently attributing special focus to apartment/multi family projects (acquisition, refi, and new construction), hotel/resort projects (existing and new construction), medium to large sized commercial and residential land deals (raw and improved),  and hard money loans of all types.  Other funding requests will also be considered, including condominium financing in specific instances and select markets.  With that said, there are few geographic limitations as to where Emerald can assist with getting a deal financed.

In recent years, Emerald has also focused on providing consulting services in the areas of deal structure and negotiation, project placement, and creating synergies amongst its client base.  How does Emerald create such synergies?  That's simple - by combing its portfolio of clients to locate those who can meet a need or want of another client.  There have been instances where clients of Emerald have invested in one another's project, sold a piece of real estate to one another, or formed a joint venture to complete a project together.  Providing value added services, in addition to the core service of assisting with the real estate financing needs of its clients, is what has made 2007 a banner year for Emerald.  And we think 2008 will be even better!!!
