Emerald prepares a thorough due diligence packet for each of its clients.  Experienced professionals with Emerald then present this material to its vast network of funding sources.  These sources range from large New York based hedge funds, aggressive mezzanine lenders, private equity sources both here and abroad, a substantial network of banking outlets, and more. 

 

Emerald also focuses on the "tough to do" deals.  Deals that require the creativity and reliability of a company like Emerald to meet a quick deadline, to fund a high loan to value project, or to locate a funding source of an out of favor asset class.  Emerald also maintains an extensive network of private investors who will, on a very select basis, consider short term secured and unsecured loans.

 

While acting as an intermediary to obtain real estate financing for its clients is Emerald's main focus, Emerald also provides the following consulting services:

 

  • Assistance with deal structure and financing negotiations
  • Real estate brokerage services (Handled through an affiliated company)
  • Land planning (Handled through an affiliated company)
  • Project approval and entitlement expertise (Handled through an affiliated company)
  • Due diligence and funding request presentations and booklets

Fees for services vary, and are calculated on a project by project basis.

FEATURED PROJECT 
Fox River Woods

This month's featured project is Fox River Woods in Ottawa, IL. 

Emerald had been approached by one of its clients to assist in locating a large parcel of land in the suburbs of Chicago for a multi-phased residential development, along with a commercial component. 

Not only was Emerald successful in locating such a parcel for its client, but Emerald also assisted in creatively negotiating and structuring the acquisition in such a manner as to greatly reduce the equity needed by its client for this purchase. 

As a result, the thriving city of Ottawa, IL may soon be welcoming the largest development in its history!!
